Letting Policy
General:
- Lets are two year Assured Shorthold Tenancies. We will grant a new two year tenancy after one year if requested in writing.
- We only let to tenants who will use the house as their sole residence. That means we will not let to weekenders, those wishing to use the property as their second home, or those using another property as a second home.
We have three categories of properties with different restrictions on who can be a tenant, and of rent setting policy.
Category | Restrictions on who can be tenant | Rent Level |
---|---|---|
1. Heritage listed and thatched properties | None except general estate policy | Up to market rent |
2. General estate properties | Preference given to those employed locally and those retired from local employment. A good match between the size of the family and the house will also be taken into account. | No more than the Local Housing Allowance (the maximum that the council would pay as housing benefit) |
3. Affordable Houses in perpetuity | Those who have a Local Connection with the Parish of Stourton | No more than 80% of market rent |
